Welcome to our 3 bedroom, 2 full bath downtown townhouse in the quaint neighborhood of Springdale. The property is newly renovated and tastefully decorated - perfect for gathering with friends, family, or co-workers. Approved pets allowed with a pet fee. Located just off 10th Street within biking distance of Mass Ave, Bottleworks, and Circle City Industrial Complex. Walking distance to acclaimed restaurant Beholder, Mayfair Taproom, Tick Tock Lounge, and Rabble Coffee.

Good to know

We have thought of everything you could need for a great stay in Indianapolis. From beautiful decor to plush mattresses, you will be staying in comfort while visiting our great city. Please note that you will be staying in one-half of the duplex. Although completely private, you are sharing a wall with another unit. The upgraded kitchen is equipped with all the cooking essentials including basic cooking oils and spices. Our bathrooms have towels for each guest and some other essentials like shampoo, conditioner, body wash, and make-up remover cloths. All bedrooms are located upstairs along with one full bathroom. There's also a full bathroom on the first floor. While we're child friendly, we are not child-proofed. We do provide a baby gate for the stairs and have a pack-n-play in the unit. We have a No Smoking/Vaping and No Parties policy. We are pet friendly for approved pets that are well-behaved and house broken. We charge a one time fee of $100 for the first pet and $50 for each additional approved pet. We charge a $200 fee for specialized cleaning if any of these policies are disregarded.

House Rules

Since this is a duplex, please be respectful of neighbors sharing a wall by not playing music or the TV loudly after 11pm. We charge a $200 fee if guests smoke/vape inside the property or host an unapproved party. Drugs are prohibited on premise. Please feel free to smoke in any of the outdoor spaces. Butt bucket provided on front porch, please do not litter. We are pet friendly for approved pets that are well-behaved and house broken. We charge a one-time pet fee of $100 for the first pet and $50 for each additional approved pet. Guest is responsible for picking up and properly disposing of pet waste. Check Out Procedures: -Starting all towels in washer with provided pods -All dishes are to be washed, dishwasher in unit with Check Out pod provided -Return all furniture back to its original home -Leave all bedding/linens on the beds, please do not remove -Remove all trash from the home and place in proper bin ($40 fee will be charged if trash is placed in recycling bin) The reservation's Cleaning Fee is a basic clean only. This includes dusting, cleaning the bathrooms and kitchen surfaces, and laundering the linens. It does NOT include scrubbing of walls, appliances, or furniture from messes caused by the guest. Anything beyond a basic clean and/or if check out procedures are not followed will accrue $40/hr cleaning rate by the cleaning company. Check out time is 11am. The cleaning company charges a $50/hr fee to guests who stay past the designated check out time. Missing or damaged items will be charged to guest. Motorized vehicles of any sorts are not to be parked/driven through lawn. Please use gravel parking area. Commercial equipment is not allowed in residential areas. Large box trucks must be parked on 12th street and cannot impede the flow of traffic (please do not park these in front or behind the house). We reserve the right to cancel a reservation if our house rules are disregarded.

Neighborhood

We are located in the quaint neighborhood of Springdale. Our neighborhood has a mix of residents who have lived here for 20 years, new families building new modern homes, and some transient rental properties. Not many of the homes are vacant, but there are definitely unkept homes. The neighborhood is safe and walkable. It's also know for its trees. It's rare to live in such a forested area so close to downtown! We're close to some major upcoming developments on Indy's Near East side including the Khan Khan Arts Cinema, Bottleworks, and Circle City Industrial Complex. We're minutes away from the hip area of Mass Ave. Our place is a quick 5 minute Uber ride, yet you can avoid all the crazy traffic.

Guest Access

You are renting the right unit of a duplex. It's completely private and only accessible to your party. Upon booking, we'll provide you with a unique access code that works on the front and back doors. You'll have two reserved parking spaces in our shared parking lot. Please, do not park or drive on grass.

We have plenty of street parking out front; however, I encourage you to utilize our free private parking out back. We reserve two spots for your stay.
